Thank you for considering me as your house designer!As you look over my portfolio, please consider a few things about me as a designer. These are my terms of service and how I do my commission work. If this method doesn't work for you, I am absolutely more than happy to recommend you to another designer. I value my time and yours. Please very carefully read over this page and make sure that you agree to all of the terms BEFORE sending payment. I will have you take a screenshot of this TOS page and sign it. This way both parties are protected and understand what is expected.

-Commissions are available on all data centers as long as they are open for new characters. (I have one on ALL crystal servers already). If you are outside of crystal, you'll have to wait until they are open. I'm no longer doing MakePlace commissions.-I will give you a price estimation for your project. This price does not include the cost of furnishings. I require a separate budget for any furniture.-Exterior does not come with the price of a commission and is a seperate fee of 10m flat no matter the size of the house being worked on.-Payment is made in game at an arranged time. after payment is made the contract is sealed. You will be officially entered into the queue and your project will be started within the time estimation.-Real-life emergencies and life happen. I will keep you up to date on what is going on, but please do not rush me. This causes me a great deal of stress. Checking in is not rushing me, as long as it isn't every day! I love sending WIP pics, don't hesitate to ask for them. I also do sketches of the layouts.-After payment is made, if you choose to cancel our agreement, you will receive a refund of 50% of my commission cost. I spend a great deal of time on these designs and draw them out irl before putting them in the game. Even if there isn't furniture down in your house, I am working constantly on these projects. It causes me a great deal of stress when clients back out so this is implemented to try and reduce that.-If you have a deadline, that must be told to me before I accept your commission. These projects can take a month or more due to how many I have. Please let me know so I can work through it with you, agreeing on a realistic deadline.-I DO take rush fees if you want your house done within a week. It’s double the cost of my design fee. So for a small it’s 50m plus 50m rush fee. This does not include furniture.

Circus VenueLarge personal home. This venue is placed in the basement floor with spacious seating and standing area that surrounds a vivid stage. The black white and red theme carries through the entire performance area. Behind the stage (through a secret entrance) is a backstage dressing room area for the performers to get ready in.

Feudal Era VenueMedium personal house with use Hingan 'feudal era' theme. Main entry floor has private rooms with balcony views, the upper floor has a sumo area and tables to watch from.

The Marble VoidMedium personal house with use of functioning elevator to the void space. There is a unique lit walkway, sitting area, and personal bedroom.

The 'Ultimate' HouseSmall personal house with the use of multiple levels on each floor. There is a unique bridge from the bar/lounge to a bedroom, and multiple water features.

The Sakura HomeSmall personal house with use of multiple levels on each floor. There is a unique balcony sitting area, moody hallway, beautiful bathroom, and cherry blossom filled bedroom.

The Vampire's EstateFC room, use of multiple levels with a grand entryway, a bar, a balcony, and a soaking area. (Dining tables were an alt. design)

The Engineer's Room in the AirshipFC room, use of multiple levels with a workstation for an engineer, a sitting area, and a bed comfortably fit all into one room.

The Blackthorn Manor and Secret BarLarge FC house, use of two floors. Main floor entry, living room, and office. Basement wine cellar and secret bar/lounge.

Ishgardian Lord's HideawayMedium FC house, use of all three floors. Main floor entry and fc rooms. Upstairs bedroom and office. Basement bar/lounge, sitting area, and hidden bath.

Marble Casino and EateryMedium FC house, all three floors. Entryway with the front desk and access to fc rooms. Upstairs casino room. Downstairs restaurant with elevated eating area.

Fisherman's HideawaySmall personal house, both floors. Multilevel build with areas to longue upstairs, a kitchen downstairs, and a private study that feels lived in.
